NOTICE

PLEASE TAKE NOTICE that a public hearing will be held by the Zoning Board of Appeals of the Village of Roslyn Estates on Wednesday, May 16, 2018, at 7:30 p.m. at Village Hall, 25 The Tulips, Roslyn Estates, New York 11576, to hear:

Case #601, the Application of Michal Hertz Shargel, as owner and with regard to the premises at 60 The Hemlocks, Roslyn Estates, NY 11576, also known as Section 7, Block 188, Lots 5, 39, on the Nassau County Land & Tax Map, in an R-12 Residential District of the Village, for variances from Sections 200-22.I.(1)(a)[2], 200-32.D., 200-22.J., and 200-27.B. of the Village Code, to permit expansion of an existing single family home that is proposed to have: (i) sky exposure plane height​/​setback ratio of 1.875 (height) to 1 (length) in the easterly side yard, which exceeds the maximum permitted ratio of 1 to 1; (ii) total floor area of 4,199 square feet, where the maximum permitted floor area is 3,958.76 square feet; (iii) 457 square feet of roof area with a minimum slope of less than 20 degrees (flat roof”) where the maximum permitted area of flat roof is 350 square feet; (iv) total flat roof area of 20% of the building area, where the maximum total flat roof area shall not exceed 15% of the building area; and (v) a 14.7’ easterly side yard setback, which is the existing setback, where the minimum required side yard is 15’ (as the project would add a 2nd story over the existing encroaching 1st story).

At time and place of public hearing, all persons will be given opportunity to be heard. Individuals wishing to review file may do so during Village business hours. Those persons planning to attend meeting and who require special accommodations because of disability are requested to notify Village Clerk no less than 48 hours prior to meeting.
